Application Criteria

Thank you for trusting in All Stiles Real Estate to help with finding your new home.  We want the application process to be quick and easy for you.  Please note that we conduct a thorough background, credit and criminal check on all applicants.  Below you will find a list of items that you will need to submit with your application and some tips to prevent any delays in the processing.  


PRIOR TO VIEWING THE PROPERTY:  Complete the online application under apply now.  This must be completely filled out or appoinment may not be scheduled and you will need to resubmit completed.  

Once you have viewed the property and decided you definitely want to rent the property,  You will need to submit the following for all adults over the age of 18 that will be occupying the home:

COMPLETED APPLICATION - Signed by all adults over 18 in the household.  Application will not be processed until all requirements are submitted.


PROOF OF INCOME - Acceptable forms of income include your most recent pay stubs with a year to date, an Offer of Employement Letter, two previous years tax returns (if self-employed), social security earnings statements, child support documentation or any other proof of any income that you have.  We cannot use undocumented income.

APPLICATION FEE OF $60 - must be paid by cash, money order or cashiers check, no personal checks.   $40 for one applicant, $25 for two applicants, $10 for 3 applicants $0 for four applied towards security deposit, if approved.  If not approved the above amounts are returned as long as you told the truth on the application.  Failure to submit all required documents or change your mind will result in a loss of the full application fee.  


CREDIT - We do a credit check however we do not look at score.  We look to make sure that you do not owe past landlords money, you can get utilities on in your name and that names and addresses match what you are providing on the application.

INCOME - We require a minimum income level of 3 times the monthly rental amount for house and 2.5 times for apartments.  We look for at least 1 year of stable income or we may require an additional deposit.  

RENTAL HISTORY - We require good standing rental history for the past two years. If you have owned your own home for the past two years, we will require that your mortgage is current in order to qualify. Or an additional deposit may be required.  

CRIMINAL BACKGROUND - We will run a national criminal background check on all applicants and all applications will be checked through the national Sex Offender and OFAC/Terrorist database.

PET SCREENING - We require each pet applicant to complete a third-party screening and review process.  Additional third-party fees may apply and these are separate from any application fees. There is a $250 -$500 per pet fee required to be paid in full prior to occupancy and an additional $25 - $50 pet rent per pet charged monthly.

Restricted Pets: Dobermans, Pit Bulls, Chowchows, Akitas, Rottweilers, Siberian Huskies, Malamutes, Presa Canarios, Wolf-hybrids, German Shepherds, American Stafforshire Terriers, Mastiffs, St Bernards, Great Danes, Karelian Bear Dogs, Dingos or any dog(s) cross bred with the aforementioned dogs. Additional restrictions include reptiles, rodents, insects, exotic or poisonous animals or other animals as restricted by city or state ordinances.

RENTER'S INSURANCE - We require that tenants obtain a renter's Insurance policy and provide proof of that policy prior to keys being released. Renter's insurance can be easily obtained and is typically inexpensive. Please be prepared to provide this upon request at the time of lease signing.

OCCUPANCY LIMIT - Per HUD safety guidelines, occupancy shall not exceed more than 2 persons per bedroom.


 • Eviction history within the past 7 years that is not disclosed on application
 • Negative reports from previous landlords
 • Open bankruptcy
 • Felony convictions or admissions of guilt in the past 7 years not disclosed on application.
 • Multiple misdemeanor convictions or admissions of guilt in the past 7 years not disclosed on application 
 • Unpaid judgements or tax liens
 • Lack of proof of income of minimum 3 times the rent (or 4 times combined for two or more applicants)

Please do not proceed with completing and submitting an application unless you have read and agree to these instructions.  If you proceed with submitting your application, your application fees are immediately applied and cannot be refunded.
